<p>The conversion of the Rectory’s Victorian stable block has resulted in a spacious single storey property, with excellent views over the Old Rectory’s fruit orchard to the surrounding farm land and particularly suited to the less mobile</p>
<p>The high ceilings reinforce the ambience of spaciousness, add a log burner for those romantic winter evenings and Sam’s Stable offers a perfect retreat to escape from the pressures of a busy life.</p>

<p>Situated in the heart of Bungay, Suffolk, Earsham Street B &amp; B is within a moments&#8217; walk to restaurants, shops, and tourist attractions such as Bungay Castle and Fisher Theatre.   Set in the beautiful Waveney Valley, it is an ideal location for walkers.</p>
<p>This pretty Grade II listed house, has been sympathetically decorated preserving lots of stunning architectural features.   Your room is accessed via a separate staircase with its own adjoining bathroom so you are quite private. A full English Breakfast is cooked to order, using locally sourced produce; a continental breakfast is also served if preferred.  You will find a warm, relaxing atmosphere here with few rules!</p>

<p>Lovingly &amp; sympathetically converted from domestic quarters, The Old Pump House is accessed via 13 steps into a Victorian brick courtyard.The property retains many characterful and original features, like parts of the original pump mechanism in the lounge/dining area. The high ceilings, the inglenook fireplace in the bedroom and country furniture all combine to provide a relaxed &#8216;lived in&#8217; comfortable atmosphere.</p>

<p>The Old Coach House has high ceilings which add to the sense of spaciousness, whilst the log burner is there for those romantic winter evenings. Guests will find The Old Coach House a perfect hideaway for two.</p>

										<content:encoded><![CDATA[<p>Very experienced in the hospitality world, I have offered Bed &amp; Breakfast to guests for thirty years. Prior to that I grew-up  on a small holding in Norfolk helping my family to look after guests from the Farm holiday guide.</p>
<p>Now offering rooms only as there are many good cafes in the town, only five /ten minutes walk away.</p>
<p>Guests have the use of the Kitchen to eat take away meals, and other facilities include a shared sitting room and a very pretty garden to sit in, parking, own room keys  and best of all no curfew!</p>
<p>We are pleased to accommodate guests needing an early start, runners,cyclists etc .</p>
<p>We offer the following accommodation:-</p>
<ul>
<li>One double en suite bedroom upstairs.</li>
<li>One twin room downstairs.</li>
<li>One single room.</li>
</ul>
<p>The 2 downstairs rooms are not en suite, but have basins in each room,a shared shower room,  and two toilets.</p>
<p>All rooms benefit from tv, wifi and tea/coffee making facilities.</p>
<p>The tariff reflects the facilities offered,prices start at £24 per night (single room) Weekly terms available.</p>
